  • Reservation policy: a reservation will be considered confirmed upon receipt of 50% deposit and signed rental contract.  Checks made out to Blue Pacific Vacation Rentals.
  • Deposit: 50% due within 7 days of reservation – if not received at this time, reservation will be automatically cancelled.  Please advise if you need extension.
  • Balance: 50% due 60 days prior to arrival
  • Minimum rental period: January thru March 7-night minimum; Holidays 7-night minimum (Fri to Fri or Sat to Sat weeks).  All other times 5-night minimum (some exceptions can be made).
  • Cancellation and refunds:  Balance due 60 days prior to arrival. Holiday balances due 90 days prior to arrival.
    • Regular rental: Once deposit is paid, if you cancel prior to 60 days you receive your deposit back, less a 20% fee.  No refund for cancellations less than 60 days prior.  If the property is fully re-rented a refund will be made less 30% of original reservation. 
    • CHRISTMAS AND NEW YEARS RENTALS: 50% Deposit is Nonrefundable. The balance of holiday rentals is due 90 days prior to arrival date.  If cancellation is less than 90 days prior, there is no refund.  If the property is fully re-rented a refund will be made less 30% of the original reservation. 
  • Rates are subject to change without notice.  All reservations with deposit will be honored at the rate in effect when taken.
  • Service:  The villa includes a staff of 3: maid, cook & houseman. This includes cleaning, cooking and serving of 2 meals per day (breakfast and dinner) and services of the houseman.  Service is daily except Sundays and Mexican Holidays (call for dates).  Sunday service typically includes 1 staff member for light cleaning and towel service as a courtesy.  Cost of food and beverages is not included.  When an arrival falls on a holiday or Sunday the service includes houseman only, cook service is extra.  Holiday staff service is usually negotiable for an additional fee, but not guaranteed.
  • Events /Parties/Casual Get-Togethers: Written permission from the Agent or Owner is required to host any event with 6 OR MORE invitees over the maximum amount of guests allowed in this property.  There is a special service charge for gatherings or events (including dinners, cocktails, pool parties etc) with outside invitees. Charge for events is determined by the number of guests.  If you have more than 50% above the total number of guests (18) there is a charge equal to one night’s rent.  This charge includes the services of our villa staff of 3; they are required to be present during all events.  Larger groups do require additional staff which can be arranged through the house manager.   
  • Maximum number of guests is 12.  If clients wish to bring more then the maximum amount allowed they must get confirmation from owner/rental manager and pay and extra charge of $50 USD per person per night.
  • Damage /Security deposit: A damage deposit of $1000 is required at time of final payment and will be returned within 14 days of departure after such time as we can confirm no damages or losses.
